Appraisal was done near the date of death.   House sold 8 months later, but our town is near the ocean, and  house prices rose quite a bit in this RE Sale Boom that has occurred recently.     No one lived there or rented it.    Just took while for the court to complete the paperwork for Personal Rep,.
